A Property Management Company That Actually Builds.

Every vacant day costs you money. Yet, most property management companies outsource their construction and turnover work. That means you are left waiting on third-party contractors, paying massive markups, and watching your unit sit empty while the management company and the General Contractor point fingers at each other over delays.

Blue Key Property Group cuts out the middleman. Led by Alex Ilchenko—a builder and developer by trade—our dedicated in-house construction division handles everything from quick unit turnovers to full-scale, structural gut renovations.

We are the property manager and the builder. That integrated approach means faster timelines, strict cost control, and a single point of absolute accountability. Your property isn't just a project to us; it's an investment we are actively protecting.

Light Turnover & Make-Ready

When a tenant moves out, the clock starts ticking. Our "Make-Ready" team moves in immediately. We don't wait for quotes from outside painters and cleaners. Our goal is to minimize downtime and get your property rent-ready within days, without cutting corners.

  • Interior painting, patching, and touch-ups
  • Deep cleaning and sanitization
  • Minor drywall and plaster repair
  • Hardware and fixture replacement
  • Carpet cleaning or fast replacement

Value-Add Renovations

Strategic upgrades are the fastest way to force appreciation and command higher rents. We evaluate which improvements will deliver the highest ROI in your specific market, focusing on durable materials that tenants love and that withstand heavy use.

  • Full kitchen and bathroom remodeling
  • Luxury Vinyl Plank (LVP) flooring installation
  • Electrical, lighting, and plumbing upgrades
  • Window and door replacements
  • HVAC system installations and upgrades

Heavy Construction & CapEx

Major structural projects require experienced leadership. Whether you are dealing with a distressed property acquisition, a multi-unit conversion, or a commercial tenant buildout (TI), Alex Ilchenko personally oversees the logistics to ensure strict adherence to safety, budget, and building codes.

  • Complete structural gut renovations
  • Commercial tenant improvements and buildouts
  • Major exterior CapEx (Roofing, Siding, Paving)
  • Multi-unit conversions and layout modifications
  • Foundation repair and structural stabilization

Construction FAQs

Do I need to be a management client to use your construction services?

No. While our management clients benefit greatly from having an in-house crew, our construction division is available to any property owner or investor in Connecticut. Whether it's a one-off renovation or a major CapEx project, we are ready to build.

Why is in-house construction better than hiring a General Contractor?

Time and alignment. A third-party GC makes money by marking up labor and moving slowly across multiple jobs. We make money by getting your unit finished and rented. By keeping it in-house, we eliminate the communication gap between the property manager and the builder.

How quickly can you turn over a standard apartment unit?

A standard "light turnover" (cleaning, painting, minor repairs) is typically completed within 3 to 7 business days, depending on the condition left by the previous tenant. Our goal is to minimize your vacancy window aggressively.

Are your construction crews licensed and insured?

Absolutely. All of our construction work is performed by fully licensed and insured professionals. We adhere strictly to Connecticut building codes and carry comprehensive liability and workers' compensation insurance.

Can you handle commercial buildouts?

Yes. Commercial Tenant Improvements (TI) are a core part of our heavy construction tier. We coordinate the design, permitting, and construction to get your commercial tenants moved into their customized space on schedule.

Do you handle the permitting process?

Yes. We navigate the local municipal requirements across Connecticut. Our team pulls the necessary permits, schedules city inspections, and ensures all structural, electrical, and plumbing work is fully compliant with local building codes.

What happens if unexpected issues arise during renovation?

Construction always has unknowns, especially in older properties. If we open a wall and find an issue, we pause, document the problem with photos, and immediately present you with a clear change-order estimate before proceeding. You remain in absolute control of the budget.

Can I use my own materials or fixtures?

Absolutely. While we have trusted suppliers that offer us contractor pricing on durable, landlord-grade materials, we are completely flexible. If you have specific fixtures, paint colors, or finishes you want installed, we will gladly use them.
